An Airbnb host went viral on TikTok recently with a new hack he discovered that sells his rentals like crazy. He decided to remove the 'cleaning fee' and raise the nightly rate. This minor adjustment actually led him to hit 100% occupancy on his various Airbnb properties.

But, why?

It basically boils down to a mental game. When you are looking at your bill and you see additional fees, it's never a good feeling. We all seem to like the transparency of the entire price all in one, with no extra surprises. Think about the different times you've booked a hotel online, only to arrive and pay a completely different price than what you anticipated, due to hidden fees. It totally sucks and can definitely put a damper on your mood and your wallet.

So, does that mean you are sort of fooling your customers? Or is this just a new savvy way to sell nights on your properties without losing any money? I'm going to go with the latter of the two. I don't think it really has anything to do with ethics. It's more just understanding what a customer is looking for when they are scrolling through online bookings. It seems like the fewer fees you have on display, the more likely they are to book your home.

Do you have any tips for renting out your Airbnb? We'd love to hear about them. Leave us a comment below this article on the KFMX Facebook page if you think you know the secret to a customer's heart!
